The Ronto Group announced it has broken ground on Phase I construction at Eleven Eleven Central. Foundation work is now underway. The new walkable/ bikeable, access-controlled community being built by the developer is located on Central Avenue between 10th Street and Goodlette-Frank Road in downtown Naples. In addition, construction of a permanent on-site sales center at Eleven Eleven Central has been completed and is awaiting final inspection. The sales center is open daily.

The Eleven Eleven Central sales center features a showroom with a full-sized kitchen and a full bath built to the dimensions found in the Eleven Eleven Central Duval floor plan. Both spaces display finishes included in the Eleven Eleven Central residences. With its thoughtfully designed floor plans, full complement of resort-style amenities, and coveted location, Eleven Eleven Central will serve as an access controlled master planned oasis in the heart of Naples and completely transform how people live in the downtown district.

“The excitement the introduction of Eleven Eleven Central has generated has been gratifying,” said Wanda Cross, director of sales for The Ronto Group. “The Ronto Group’s design intention was to provide the things that make Naples so popular – sun, fun, and luxury. Eleven Eleven Central’s location will put residents right in the middle of downtown’s action and excitement. The beach, galleries, restaurants, and shopping are all within easy walking distance. At the same time, our residents will enjoy all the sun, fun, and luxury they want right at home. There is no other community or residential building in Old Naples that offers the level of amenities that are included in the Eleven Eleven Central design. Homebuyers no longer need to choose between a downtown location or a fully amenitized master planned community lifestyle. Now they can have both.”

Inside, Eleven Eleven Central will offer a nearly 3,500-square foot clubroom with a bar, billiards tables, card tables, large screen televisions, and a catering kitchen adjacent to an outdoor grill and fire pit. Other attractions include old-style stand-up arcade games, gaming chairs, card tables, and X-Box and Play Station devices. The space can accommodate gatherings of up to 40 people.

The Courtyard Park’s sunken orientation will provide residents with tree-top views rarely found in urban downtown settings.

Location, floor plans, amenities driving sales at Naples Square and Eleven Eleven Central

Eleven Eleven Central’s courtyard amenity deck will feature a resort-style pool with a beach entry and two 90-foot lap
lanes.

Since releasing Phase I of its four phase Naples Square development in downtown Naples for reservation five years ago, The Ronto Group has completed construction of Phases I and II and is on schedule to complete Phase III next spring. More than 200 of the 300 residences have been sold. Homebuyers have been captivated by Naples Square’s location, walkable/bikeable lifestyle, amenities that include club rooms, fitness centers, and landscaped courtyard amenity decks with swimming pools and grills, and open-concept floor plans.

Buoyed by the market response to Naples Square, Ronto took its vision of a downtown district where people are within walking or biking distance of enjoying downtown’s attractions a step farther with the introduction of Eleven Eleven Central last January.

Situated on Central Avenue between 10th Street and Goodlette-Frank Road one block north of Naples Square, Eleven Eleven Central is adjacent to the Design District, just five blocks from Fifth Avenue South, and access to Baker Park and the Gordon River Pedestrian Bridge and Boardwalk leading to the Gordon River Greenway. The three-phase project will include 210 residences at completion, 62 of which are included in Phase I. Ronto anticipates beginning construction within the next 30 to 60 days.

Like Naples Square, the response to the Eleven Eleven Central offering was practically instantaneous. Buyers have been attracted by Eleven Eleven Central’s location, the community’s resort-style amenities that include a courtyard amenity deck and pool, fitness center, club room, and an arcade/ game room, and five Phase I floor plans originally priced starting in the $500’s. Two of the floor plans have sold out and Phase I is more than 50 percent sold. Pre-construction pricing on the remaining unsold Phase I residences starts at $725,000.

Ronto unveils preliminary design for Collins model at Eleven Eleven Central

Collins Great Room
Robb & Stucky’s Christine Neal has completed the preliminary design for the Collins model at Eleven Eleven Central. This rendering is an artist’s conception of the floor plan.

The Ronto Group announced Robb & Stucky’s Christine Neal has completed the preliminary design for the interior of the furnished Collins model at Eleven Eleven Central, a new walkable/bikeable, access-controlled community to be built by the developer on Central Avenue between 10th Street and Goodlette- Frank Road in downtown Naples. Four Phase I furnished models, one of which is under contract, will showcase Ronto’s Collins, Duval and Belair floor plans and be available for viewing after completion of construction through a developer leaseback.

Ronto’s Phase I offering at Eleven Eleven Central features five light-filled two-bedroom, two-bedroom plus den, and three-bedroom open-concept floor plans ranging from 1,407 to 2,297 square feet of total living space, including covered outdoor balconies. Two of the floor plans, the Atlantic and the Avalon that were originally priced starting in the mid-$500s, are sold out. Pre-construction pricing on the remaining unsold residences starts at $725,000. Phase I is more than 50 percent sold. Ronto is accepting purchase agreements for the remaining residences and anticipates beginning Phase I construction by the end of this year.

Northern and southern facing Collins residences, base priced at $820,000, are available for purchase. The two bedroom plus den, two-and-a-half bath Collins floor plan includes a total of 1,947 total square feet of living space with 1,757 square feet under air. The living area opens to a covered balcony and includes a great room, dining area, and island kitchen. The owner’s suite features two walk-in closets, a bath with his and her vanities, and a bedroom with a sitting area. The Collins plan also includes a separate laundry room. The Unit 312 Collins model designed by Neal overlooks Eleven Eleven Central’s resort- style courtyard amenity deck and is priced at $1,009,205 with furnishings.

Neal’s inspiration for the Collins model is a merging of contemporary and modern elements that create a soothing vibe incorporating a calm color scheme reminiscent of Naples’ sandy beaches and spa-like seas. The wall tone in the living areas will be Shoji White with extra white trim and taupe and cool gray accents. Stone elements will bring a note of texture to the neutral palette. Flooring in the living areas will be strands-glazed porcelain white tile in a 12-by-24-inch format.

Neal establishes her mix of contemporary and modern elements in the foyer. A contemporary polished stainless steel pendant lighting fixture reflects LED lights that cast a gold feeling that is modern, clean, and warm. The great room’s feature wall will be finished with a woven faux Capiz Shell wall covering with an appealing texture that combines colors to convey warmth and some sandiness to serve as a reminder of the beach. A hint of iridescence suggests the use of stone while the weave of the material presents the look of an organic fabric. A streamlined console table will be placed under a wall-mounted television and will feature a brushed nickel metal frame and a two-inch thick fusion glass top with a spa illusion in the glass. A pair of ottomans will be stowed under the console to provide additional seating when entertaining.

Furnishings in the great room will include an oyster-toned Italian leather sectional sofa, a low-lounge swivel chair finished with a textural taupy gray fabric, a circular side table with a metal base, a cocktail table with a gray marble top and a metal base fashioned as a play on a Greek key, and an occasional table with a matching gray marble top and a stainless-steel base that provides a contemporary note against the more modern looking sectional sofa. The seating area is anchored by a spa-green shag area rug. Light draperies reminiscent of linen stationary panels flank the sliders that open the great room to the terrace.

In the adjacent dining area, a rectangular frosted glass topped table with a metal base that will provide a touch of silver as well as unique angles that will lend a sense of dimension and definition to the dining space. Fabric covered dining chairs will present the same frame style and finish found on the four leather covered counter stools at the island in the kitchen. Neal incorporated glossy-white cabinetry with flat panel fronts throughout the kitchen that will be complimented by Celeste Viatera white marble counter surfaces. A glossy spa wave backsplash will be presented with glass subway tiles. The kitchen’s open design and island seating will offer an inviting space for both cooking and entertaining.

To maintain the flow of the living area, the den will have an open entry. To create light and warmth in the den, Neal created a rear feature wall with two vertical stacks of faux mirrored windows against a textural suede cork simulated wall covering with silver highlights. The walls on either side of the space will be painted in a Mindful Gray tone that is a bit darker than the wall tone in the living area. A contemporary desk with a high gloss gray wood top will include an angled polished stainless-steel base that will unite the den with the furnishings found in the great room and dining area. A modern lounge chair’s textured fabric that will be gray and taupe against an oyster background will provide a bit of contrast to the smooth and shiny finishes found throughout the room.

With its Aloof Gray wall tone, carpeting and Neal’s use of taupes and spa greens, the owner’s bedroom will offer a look of its own. A channeled headboard in a lightly textured taupe fabric will contribute a bit of dimension to the bed. The side rails and footboard will be finished in the same fabric. Nightstands with medium-toned wood tops and drawers will feature acrylic legs that will make the pieces appear as if they are floating. A dresser will be finished in the same medium-toned wood and will feature clean touch-latch drawers. A side chair will include a contemporary polished stainless-steel base and a modern fabric with striations of taupe, green, and spa green against an oyster background. The bedroom’s drapery panels will incorporate taupe and spa green that will convey a soft, airy, beach effect.

The walls in the owner’s bath will be covered with wallpaper in a tone reminiscent of the varying colors of the Gulf of Mexico found throughout the day. The flooring will match the strands-glazed porcelain white tile found in the living areas. Separate vanities will feature dark-toned cabinetry with Verona Arabescato marble counter surfaces. Neal included a Mid-Century Modern low-slung oyster-toned Saarinen circular cocktail table on the long linear balcony. A smaller, taller circular table will sit next to and overlap the lower table to create a nesting effect. A pair of lounge chairs will feature angled bases that will connect the outdoor space to the interior spaces. Sunbrella chair cushions will be presented in a taupe tone.

Ronto Announces Preliminary Design for Duval Model at Eleven Eleven Central

Renee Gaddis, NCIDQ, ASID, GREEN AP, President and Principal Designer at Renee Gaddis Interiors has completed the preliminary design for the interior of the Duval model at The Ronto Group’s Eleven Eleven Central community, a new walkable/bikeable, access-controlled community to be built by the award-winning developer on Central Avenue between10th Street and Goodlette-Frank Road in downtown Naples. Four models, one of which is under contract, will be included in the community’s Phase I building and showcase Ronto’s Duval, Collins, and Belair floor plans. Ronto anticipates beginning construction by the end of this year. Phase I features 62 residences showcasing five two-bedroom, two-bedroom plus den, and three-bedroom open-concept floor plans ranging from 1,407 to 2,297square feet of living space, including covered outdoor balconies. Two floor plans, the Atlantic and the Avalon, are sold out. Pre-construction pricing on the remaining unsold residences starts at $725,000.

Base-priced at $1,055,000, the three-bedroom, three and-a-half bath Duval floor plan features 2,297 square feet with 2,045 square feet under air. The living area features a great room, dining area, and an island kitchen wrapped by perimeter cabinetry and counter surfaces. The great room, dining area, and one of the guest bedrooms open to the L-shaped covered balcony.

Gaddis has created a shabby-chic interior for the Duval model that will provide a comfortable living space for people of all ages. Her color palette features neutral tone on-tone griege backgrounds with flashes of grey in the living areas and touches of blue in the master suite. Light, sandy-toned wood flooring, the kitchen island’s light reclaimed wood base, darker cabinetry on the kitchen’s perimeter, and wood furniture pieces will provide notes of contrast. Architectural details and ceiling treatments will be evident throughout the model.

The feature wall in the great room will showcase a clean-lined furniture piece with a striking wooden front and white surround that will be flanked by floor-to-ceiling built-in cabinets with open upper shelving and closed lower storage. A television will be wall-mounted between the cabinets. A deep sectional sofa in a neutral-toned fabric will provide seating for eight as well as a place to stretch out. A carved wood side chair also with neutral-toned upholstery will be paired with an ottoman to provide an additional place to relax. The seating will be anchored by a grey-toned washed-wood solid plank coffee table set atop a neutral woven rug layered over a sisal area rug. The great room’s windows will be finished with stationary side panels in an embroidered neutral fabric.

In the adjacent dining area, a solid reclaimed whitewashed wood dining table with an x-base will be surrounded by eight neutral slip covered dining chairs with washable seat cushions. The chairs will have four wooden legs with a light finish. Like the great room, an architecturally designed ceiling detail is planned for the dining room along with a black and polished chrome lighting fixture.

The kitchen island’s light-toned wood base and the darker toned perimeter cabinetry will play against light quartz countertops. As planned, the quartz finish will also run up the perimeter walls to provide an attractive backsplash. The barstools at the island will be presented with a two-toned neutral and grey rope back, neutral upholstered seats, and a washed wood base. Pendant lighting over the island will include glass with polished chrome accents.

A vestibule will provide an attractive point of entry to the owner’s suite where the wood-tone flooring will continue. Spacious walk-in closets will flank a hallway leading to the owner’s bedroom. The bedroom will be presented in neutral tones with pops of ocean blue. Gaddis has chosen a bed with a tufted neutral-toned fully-upholstered headboard, side rails, and foot board to serve as the center piece for the room. Whitewashed wooden nightstands with a pale blue ocean color tone will offer a bit of rustic flair. The bed’s pillows will continue the blue influence as well as the draperies that will include white and blue stripes. A whitewashed reclaimed wood furniture piece with a wall mounted television above will serve as a dresser. An accent chair will be finished in a neutral-toned slip cover with a stitched detail across the bottom.

The flooring in the owner’s bath will be a neutral toned tile that will play against an ocean blue wall covering. The double vanity cabinetry will be presented in light toned wood topped by a quartz countertop with under mount sinks. The neutral tile will carry into the shower and be accented by a blue mosaic. As planned, the owner’s bath will also include a free-standing soaking tub.

Gaddis will furnish the model’s balcony with a solid wood outdoor dining table with an x-base and four dining chairs done in grey rope. Four lounge chairs and a coffee-colored ottoman will offer a place to relax. Themodel’s L-shaped covered outdoor balcony will overlook Eleven Eleven Central’s courtyard amenity deck that will feature a 3,500 square feet resort-style pool with a beach entry and two 90-foot lap lanes, chaise lounges and poolside tables, two spas, outdoor showers, poolside cabanas, grills, a cabana bar with large screen televisions, fire pits with built-in seating areas, a hammock lawn, an outdoor chess set, a yoga stretching area, and two bocce ball courts.

Ronto announces the preliminary design for Collins model at Eleven Eleven Central community

Collins Great Room
The Collins model at Ronto’s Eleven Eleven Central has been sold. Shown is an artist’s conception of the Collins great room.

Jinx McDonald Interior Designs has completed the preliminary design for the interior of the already sold furnished Collins model at Eleven Eleven Central, a new walkable/bikeable, access-controlled community to be built by the Ronto Group on Central Avenue between 10th Street and Goodlette-Frank Road in downtown Naples.

Four furnished models, all under contract, will be included in the community’s Phase I building and showcase Ronto’s Collins, Belair, and Duval floor plans. The models will be available for viewing after completion of construction through a developer leaseback. Ronto anticipates beginning construction by the end of this year.

Phase I features 62 residences showcasing five light-filled two-bedroom, two-bedroom plus den, and three-bedroom open-concept floor plans ranging from 1,407 to 2,297 square feet of total living space, including covered outdoor balconies. Two of the floor plans, the Atlantic and the Avalon, are sold out. Preconstruction pricing on the remaining unsold residences starts at $725,000. Ronto anticipates beginning construction by the end of this year.

Seven southern facing Collins residences, base priced at $820,000, are available for purchase with a neighborhood view. The two-bedroom plus den, two-and-a-half bath Collins plan includes 1,947 total square feet with 1,757 square feet under air. The living area opens to a covered balcony and includes a great room, dining area, and island kitchen. The owner’s suite features two walk-in closets, a bath with his and her vanities, and a bedroom with a sitting area. Five northern facing residences also remain, and are base priced at $945,000.

Designers Minka McDonald, ASID, LEED AP, GREEN AP and Beth Walker-Fenton, ASID, and Design Assistant Courtney Chase created an interior with an urban resort feeling. The design’s soothing neutral color palette will feature layers of texture and include Extra White wall tones, creams, pewters, champagnes, and platinum with steel blue accents. Flooring in the living areas and on the balcony will be 30-by-30-inch creamy rectified porcelain tile.

The design’s sophistication will be established in the foyer where a circular mirror with a silver frame and an entry chest with a bold sunburst motif on the ivory-toned door front will greet visitors. The frame and circular door pull on the entry chest will have an ebony finish. An antique silver pendant lighting fixture with circular elements around a globe-shaped light will add another touch of elegance.

A custom wall treatment on the great room’s feature wall will provide a memory point. Flat stock in a dark, graphite toned finish will divide the wall into three panels. The center panel will be clad in a sparkling pearl colored mica wall covering. The television will be mounted on the mica covered wall. Below the center panel, a console with a black truffle frame and hammered silver door fronts will offer storage space. The flanking panels will have vertical and rectangular mirrors to enhance the feeling of the great room. Furnishings will include a sectional sofa and chaise with a java base and cream toned washable Crypton fabric. Accent pillows on the sofa will be champagne and pewter with a trellis motif. A silver finished cocktail table will be presented in two pieces that can be separated. An angular side chair will have a stainless-steel frame, a channeled back and base, and pearlescent faux ostrich leather. Between the side chair and the sectional will be a dual-finish end table 20-inches in diameter with a stainless-steel top and bottom with the top wrapped in a gray wood. The neutral grouping will be anchored by a steel blue area rug. The great room slider will be flanked by stationary drapery panels in an ivory, pewter, and champagne embroidered fabric.

The adjacent dining area will feature a table with a Wenge crescent-shaped base and a glass top. Contemporary dining chairs will be finished in champagne leather with a stripe pattern and java frames. A 40.5-inch wide chandelier with milky glass squares framed in silver metal frames will be suspended over the dining table. In the kitchen, the island and perimeter cabinetry will have slab fronts in a Toronto graphite-toned finish against white quartz countertops. The backsplash will be fashioned from champagne glass tile run on the diagonal. Three contemporary adjustable height white leather swivel counter stools at the island will include a polished stainless-steel base and foot rest.

The den will feature a wall unit that mimics the wall treatment in the great room. The den wall will be broken into three panels separated by flat stock with the mirror in the center panel and the mica wall covering on the flanking and lower panels. Sconces that are companion pieces to the dining area chandelier will be placed on the left and right mica covered panels. Two consoles in the Toronto graphite-toned finish will be placed beneath the three panels and have book shelves lined with books and accessories and two narrow drawers. The consoles will also serve as a device charging station. For relaxation, there will be two chaise lounges in a pearlescent velvet with a laser cut abstract pattern and rich dark frames. Two end tables with a gray Havana finish will provide a surface for a beverage or for writing while relaxing on the chaises. A pendant light fixture in a silver geometric pattern, an oversized silver mirror that mimics the mica wall covering, and an art piece in a steel blue color will complete the look.

In the owner’s bedroom, the headboard wall will be clad in wallpaper in shades of ivory, cream, graphite and steel blue that create the look of an abstract water color landscape mural. The fully upholstered bed will be finished in a soft white linen look fabric and include a channeled headboard as well as walnut feet. The nightstands will feature a dark ceruse mink finish with silver detail striping and an inset glass top. A polished nickel architectural looking table lamp with interlocking squares will sit on each nightstand. The dresser will be in a matching finish.

Additional furnishings will include a brushed stainless-steel base lounge chair with channeled platinum gray upholstery and two 76-inch tall vertical mirrors with silver leaf frames and a stylized rectangle within a rectangle shape broken at the top and bottom. In the owner’s bath, slab front touch-latch vanities will be finished in a dark tone and arctic white quartz countertops. Brushed nickel circular style lighting fixtures with candlestick lamps behind frosted glass will be mounted above the vanities. In the shower, the soft creamy beige porcelain flooring tile will run up the focal wall and include a mosaic detail.
