Eleven Eleven Central grand opening draws heavy traffic

The Eleven Eleven Central on-site sales center at 1101 Central Avenue in downtown Naples is
open daily.

The Ronto Group reported the Grand Opening of the permanent Eleven Eleven Central on-site sales center at 1101 Central Avenue in downtown Naples attracted heavy homebuyer traffic. Eleven Eleven Central is a new walkable/bikeable, access-controlled community being built by the award-winning developer on Central Avenue between 10th Street and Goodlette-Frank Road in downtown Naples. Those attending the Grand Opening had an opportunity to preview finish selections on display in the sales center’s showroom and the designer decorated full-sized kitchen and fullsized bathroom built to the dimensions found in Eleven Eleven Central’s Duval floor plan. The kitchen and bath both display finishes included in the Eleven Eleven Central residences. The sales center will ultimately be incorporated in the 5,108 square feet of street level commercial space that Ronto has included in Phase I of the three-phase Eleven Eleven Central development. Visitors to the Grand Opening were also able to get a good look at the Phase I construction activity that has been underway since late last year.

The commercial space at Eleven Eleven Central will be integrated with the burgeoning Design District that has emerged in the 10th Street corridor between 5th Avenue South and 4th Avenue North. The emergence of the Design District that includes new eateries, bakeries, galleries, interior design studios, and specialty shops has coincided with the completion of the first two phases at Ronto’s Naples Square community located at the corner of 5th Avenue South and with Ronto’s announcement of the Eleven Eleven Central project early last year. The commercial component at Eleven Eleven Central will provide additional choices for residents of the community and for those living and working in the surrounding area.

Eleven Eleven Central offers the combination of a prime downtown location, an unprecedented array of resort-style amenities, and pricing that other downtown properties cannot duplicate. The community will serve as an access-controlled master planned oasis in the heart of Naples. Homebuyers will no longer need to choose between living in fully amenitized gated communities far removed from downtown or living in a less amenity rich environment downtown. With Fifth Avenue South just five blocks away, downtown’s popular shopping, dining, and entertainment destinations will be just a short walk or bike ride from Eleven Eleven Central. The beach is three-quarters of a mile from Eleven Eleven Central via the sidewalks and bike lanes on Central Avenue. A community beach shuttle is planned. Eleven Eleven Central’s location will provide ready access to Baker Park and the Gordon River Pedestrian Bridge and Boardwalk on the east side of Goodlette- Frank Road that connects Central Avenue and downtown Naples to the Gordon River Greenway.

Scheduled for completion in Phase I, Eleven Eleven Central’s approximately 60,000 square foot courtyard amenity deck will feature a 3,500 square-foot resortstyle pool with a beach entry and two 90-foot lap lanes, comfortable chaise lounges and poolside tables, two soothing spas, outdoor showers, poolside cabanas, numerous grills, a cabana bar and grilling area with large screen televisions, multiple fire pits with large built-in seating areas, a hammock lawn for relaxing, a life-sized outdoor chess set, a yoga stretching area, and two bocce ball courts. The outdoor amenities will be expanded during Phase II to include a spectacular 20,400-square foot Courtyard Park that will provide residents with a lushly landscaped private retreat complete with green spaces, tall trees, park benches, a putting green, a yoga lawn, and fenced dog runs for both large and small dogs.

Eleven Eleven Central will also invite residents to enjoy a nearly 4,000-square foot clubroom. The elegantly finished clubroom will provide an ideal setting for residents and their guests to socialize while still taking advantage of an outdoor amenity deck and pool. The clubroom will include a bar, billiards tables, card tables, large screen televisions, and a catering kitchen adjacent to an outdoor grill and fire pit. For residents committed to a healthy lifestyle, a fitness center also measuring nearly 4,000-square feet will include a stretching and functional movement area, a comprehensive array of state-of-the-art exercise equipment, massage rooms, and rest rooms. Unlike many residential settings that have limited accommodations for visitors, Eleven Eleven Central will provide six community guest suites that can be reserved for visiting friends and family members. Resident storage areas and bike storage areas will also be included. The property will be managed by a professional staff. Common area maintenance will be provided.

One of the many highlights of Eleven Eleven Central’s amenity offering will be a unique, dedicated arcade/ game room that will be located on the second floor of the commercial building. The arcade will not only appeal to children and grandchildren, but also serve as a spacious, fun location for adult gatherings, including viewing televised sports or special events, watching movies, Super Bowl parties, playing pool, foosball, air hockey, or ping pong, or enjoying a beverage at the room’s large bar. Other attractions include old-style stand-up arcade games, gaming chairs, card tables, and X-Box and Play Station devices. The space can accommodate gatherings of up to 40 people. Men’s and lady’s rest rooms will be included.

Forty-something professionals, empty nesters, and retirees have all been attracted by Eleven Eleven Central’s five spacious Phase I floor plans. Eleven Eleven Central Phase I features 62 residences showcasing five light-filled two-bedroom, two-bedroom plus den, and three-bedroom open-concept floor plans ranging from 1,407 to 2,297 square feet of total living space, including covered outdoor balconies. Two floor plans, the Atlantic and the Avalon that were originally priced from the mid-$500’s, are sold out, and Phase I is more than 50% sold. While other new downtown developments are continuing to introduce residences with starting prices in excess of $1 million with a limited assortment of amenities, the remaining unsold Phase I residences at Eleven Eleven Central start at just $725,000. Three Phase I models showcase Ronto’s Duval and Collins floor plans and are available for purchase through a developer leaseback. A Belair model leaseback has been sold. All four models will remain open for viewing upon completion of the Phase I building.

The residences at Eleven Eleven Central reflect Ronto’s ability to combine space, style, and imagination to create a living environment that is comfortable while making a statement. Every floor plan includes an outdoor balcony with views of the amenity courtyard or the surrounding neighborhood. Each residence will feature the luxurious standard finishes that are Ronto’s hallmark or optional finishes that will allow each resident to finish their home to suit their individual preferences. The Phase I building features 62 residences showcasing five lightfilled two-bedroom, two-bedroom plus den, and three-bedroom open-concept floor plans ranging from 1,407 to 2,297 square feet of total living space, including covered outdoor balconies. While other new downtown developments are continuing to introduce residences with starting prices in excess of $1 million with a limited assortment of amenities, the remaining unsold Phase I residences at Eleven Eleven Central start at just $725,000. Three Phase I models showcasing Ronto’s Duval and Collins floor plans are available for purchase with a leaseback. A Belair model leaseback has been sold.

With Fifth Avenue South just five blocks away, downtown Naples’ popular shopping, dining, and entertainment destinations will be just a short walk or bike ride from Eleven Eleven Central. The beach is three-quarters of a mile from Eleven Eleven Central via the sidewalks and bike lanes on Central Avenue. A community beach shuttle is planned. Eleven Eleven Central’s location will provide ready access to Baker Park and the Gordon River Pedestrian Bridge and Boardwalk on the east side of Goodlette-Frank Road that connects Central Avenue and downtown Naples to the Gordon River Greenway along a pedestrian and bicycle friendly route.

Eleven Eleven Central will also be fully integrated with the burgeoning Design District that has emerged in the 10th Street corridor between 5th Avenue South and 4th Avenue North. The emergence of the Design District that includes new eateries, bakeries, galleries, and specialty shops has coincided with the completion of the first two phases at Ronto’s Naples Square community at the corner of 5th Avenue South and Goodlette-Frank Road and with Ronto’s announcement of the Eleven Eleven Central project last year. A 5,108 squarefoot street level commercial space to be completed in Eleven Eleven Central’s first phase will provide additional choices for residents and for those living and working in the surrounding area.

With its coveted location, resortstyle amenities, and exceptional price point, Eleven Eleven Central will serve as an access-controlled master planned oasis in the heart of Naples. Homebuyers will no longer need to choose between living in fully amenitized gated communities far removed from downtown or living in a less amenity rich environment downtown.

Scheduled for completion in Phase I, Eleven Eleven Central’s approximately 60,000 square foot courtyard amenity deck will feature a massive 3,500 square-foot resort-style pool with a beach entry and two 90-foot lap lanes, comfortable chaise lounges and poolside tables, two soothing spas, outdoor showers, poolside cabanas, numerous grills, a cabana bar and grilling area with large screen televisions, multiple fire pits with large built-in seating areas, a hammock lawn for relaxing, a life-sized outdoor chess set, a yoga stretching area, and two bocce ball courts.

For residents committed to a healthy lifestyle, a fitness center also measuring nearly 4,000-square feet will include a stretching and functional movement area, a comprehensive array of state-of-theart exercise equipment, massage rooms, and rest rooms.

One of the many highlights of Eleven Eleven Central’s amenity offering will be a unique, dedicated arcade/game room that will be located on the second floor of the commercial building.
