Narrative Coffee Roasters First Business to Join Commercial Segment at Eleven Eleven Central

Residents at The Ronto Group’s Eleven Eleven Central community will enjoy an approximately 60,000 square feet courtyard amenity deck that features a 3,500 square-foot resort style pool with a beach entry and 90-foot lap lanes.

The award-winning Ronto Group announced that Narrative Coffee Roasters is the first business to join the commercial segment at Eleven Eleven Central, a new walkable/bikeable, access-controlled community being built by Ronto on Central Avenue between 10th Street and Goodlette-Frank Road in downtown Naples.  The business will occupy the just over 2,400 square-foot building next to the Eleven Eleven Central sales office.  The grand opening is expected to be early in 2021.  Eleven Eleven Central and the surrounding area offer an ideal location for the specialty coffee business owned and operated by Canadian transplants Caleb and Megan MacPherson and former Tampa resident William Diaz-Garcia.  The trio shared a vision of creating spaces within the Southwest Florida community where people can gather to share their stories over amazing coffee has become a reality.

“On a personal level, it is simply a beautiful neighborhood that I thought would be pretty rad to be a part of,” said Caleb.  “On a business level, it is a dream.  We have a great mix of residential units not just in Eleven Eleven Central, but also in the surrounding area.  There are also plenty of other businesses in the area to help drive midday traffic.  It is quite close to NCH as well as 5th Avenue South.  All around, it is just a phenomenal location in my eyes.  We cannot wait to meet the residents.  We truly want our space to be like their second living room.”

The menu at Narrative Coffee Roasters’ Eleven Eleven Central location is expected to include a variety of coffee – all roasted and handcrafted in-house – teas from Rishi Tea, local pastries from Gustitos Bakery and Grain De Café, local gluten free and vegan loafs from Green Bites, and local salads, wraps, and sandwiches from Breads and Spreads.  Canned and bottled water, beer, and wine will also be offered.  Most of the drink selections will be made either hot or cold.  Chocolate and house-made vanilla and lavender will be available.  Retail items and merchandise will include roasted coffee beans, growlers, can glasses, diner mugs, t-shirts, and Drift magazines.

Resident’s of Eleven Eleven Central’s sold out Phase I building are already enjoying the community’s proximity to the Design District and 5th Avenue South and a comprehensive array of resort style amenities.  Eleven Eleven Central will also offer exclusive seasonal beach shuttle service and plans are in development to provide evening shuttle service to 5th Avenue South and Third Street in season.  Ronto has begun converting Phase II reservations to binding sales contracts.  To date, reservations worth $21 million have been converted.

 Phase II at Eleven Eleven Central includes seven floor plans ranging from 1,409 square feet to 2,505 square feet under air and pre-construction priced from $675,000 to $1,395,000.  The open concept plans include spacious living areas featuring a great room, dining area, and island kitchen, as well as a covered balcony, walk-in closets, and a separate laundry room.  The plans also include two or three bedrooms and two and a half or three and a half baths. Several plans feature separate vanities, walk-in showers, a soaking tub, and separate water closets in the owner’s bathroom.  The majority of the plans feature a den.  Residences on the courtyard level will feature extended terraces ranging from 286 to 770 square feet. 

Ronto is including a Bosch appliance package in the Phase II kitchens.  The package features a 36-inch built-in French door refrigerator, an oven/microwave combination, a five-burner electric cooktop, a range hood, and a concealed control dishwasher.  The Phase II kitchens will also include a Delta Trinsic faucet with the Touch20 feature.  The bathrooms will feature Grohe fixtures, as well as Kohler toilets and sinks and a freestanding Jacuzzi soaking tub.  Several of the plans include separate vanities, walk-in showers, and separate water closets in the owner’s bathroom.

Ronto’s two bedroom, two and a half bath Phase II Aqualane plan offers 1,409 square feet under air, including a spacious living area that opens to a covered balcony.  Neighborhood facing Aqualane residences are base priced at $675,000.  Amenity courtyard facing Aqualane residences are priced from $875,000.  The 1,692 square feet under air Bayshore plan features a great room, dining area, island kitchen, and a den that create an expansive living area.  The Bayshore plan also includes two bedrooms and two and a half baths.  Neighborhood facing Bayshore residences start at $775,000.  Courtyard facing Bayshore residences are priced from $995,000.

The Phase II Coquina plan offers 2,063 square feet under air and features two bedrooms, a den, and two and a half baths.  The great room and owner’s bedroom in each of the plans open to the covered balcony.  Soaking tubs and dual vanities are featured in the owner’s bathrooms.  Amenity courtyard facing Coquina residences start at $1,075,000. 

With 2,507 square feet under air, the Delnor plan is the largest of the Phase II plans.  The neighborhood facing Delnor residences are priced from $1,175,000.  The three bedroom, three and a half bath Delnor plan includes a den, an L-shaped balcony accessible from the living area and from the owner’s bedroom, walk-in closets in the bedrooms, and a soaking tub in the owner’s bathroom. 

The three bedroom, three and a half bath Fifth Avenue plan offers 2,110 square feet under air.  The plan features a balcony that is accessible from the great room, dining area, and owner’s bedroom.  Priced from $1,025,000, the neighborhood facing Fifth Avenue plan also includes walk-in closets in the bedrooms, and a soaking tub in the owner’s bathroom.  The 2,462 square feet under air courtyard facing Gordon residences start at $1,275,000.  The Gordon plan features three bedrooms, a den, three and a half baths, and walk-in closets in the bedrooms.  The covered balcony is accessible from the great room and the owner’s bedroom.  With three bedrooms, a den, and three and a half baths, the 2,505 square feet under air Phase II Haldeman plan features a huge living area.   Double walk-in closets are included in the owner’s bedroom, and soaking tubs and separate water closets are featured in the owner’s bath.  The courtyard facing Haldeman residences are priced from $1,275,000.
