Courtyard Amenity Deck at Ronto’s Eleven Eleven Central Community Nearing Completion

The Ronto Group announced the spectacular 60,000 square foot courtyard amenity deck at its Eleven Eleven Central community is nearing completion. Situated between 10th Street and Goodlette-Frank Road on Central Avenue in downtown Naples, Phase I of the resort-style, master-planned community will be completed early this spring.

The 60,000 square foot courtyard amenity deck at The Ronto Group’s Eleven Eleven Central community is nearing completion. Situated between 10th Street and Goodlette-Frank Road on Central Avenue in downtown Naples, Phase I of the resort-style community will be completed early this spring. The amenity deck will feature a 3,200 square feet resort-style pool with a beach entry and two 90-foot lap lanes, chaise lounges and poolside tables, two spas, outdoor showers, poolside cabanas, grills, a cabana bar and grilling area with large screen televisions, fire pits with built-in seating areas, a hammock lawn, a life-sized outdoor chess set, a yoga stretching area, and bocce ball courts. Designed by Architectural Land Design landscape architect Christian Andrea, ASLA, PLA, the amenity courtyard will showcase an internal park-like setting.

“The pool and deck area are unique to any other project we’ve worked on,” said Andrea. “We wanted to incorporate as much of the outdoors as possible. Keeping things simple was more challenging than we thought. We wanted to provide amenities that would be used and not overcomplicate the space. There’s a balance between the water and green spaces and the social areas we’ve created, including the cabanas and the firepit areas. We always love developing a social aspect for the site. MHK Architecture and Planning designed an internal area that allowed us to create that interaction. The size of the pool and what this space is are impressive. We’ve utilized a palette that introduces a combination of canopy trees and tropical palms to provide shade. Specimen Date palms placed around the deck will reinforce the symmetry of the space. I see this as a vibrant social space. It will be a place where people want to hang out. The residences will be able to take advantage of the internal space and interact with a landscaped environment.”

The outdoor amenities will be expanded during Phase II to include a 20,400-square foot landscaped Courtyard Park set ten-feet below the amenity pool deck at actual ground level. The park, accessed by a grand staircase, will include benches, a putting green, a yoga lawn and fenced dog runs for large and small dogs. The Courtyard Park’s sunken orientation will provide residents with tree-top views rarely found in urban settings.

“I feel like the sunken garden area is going to be a place where people can go to get away and not feel constrained,” said Andrea. “By placing the park one level below the pool deck, it offered a lot more vertical space to the interior courtyard. It adds dimension and volume so you can appreciate the park from different elevations. We created a space where you are literally in the treetops when you come out the front door. As it matures, it will just get better. The residences on the upper floor are going to be looking down on these treetops. The view from the pool deck will also provide a treetop canopy view, which is a special feature for those enjoying the pool deck When you get near the internal park you can appreciate it from above, or you can appreciate it from ground level where you can enjoy the shade the canopy provides. We hope to have plants that will attract butterflies. I think that is going to be a unique quiet space that people will like. The walkway around the park at the amenity deck level is going to be a bonus to each unit owner as they come and go to their homes. It will also provide unique depth to all the views within the courtyard. The two levels will also create two spaces where you could have more activities going on without interfering with one another. This is a space we feel will be something owners will appreciate more each time they use it.”

Ronto and Andrea have also integrated landscaping throughout the property, including a public park on the northeast corner of the site that offers a green space fronting Goodlette-Frank Road and provides a gateway to the Baker Park and the Gordon River Pedestrian Bridge and Boardwalk on the east side of Goodlette-Frank Road that connects Central Avenue and downtown Naples to the Gordon River Greenway along a pedestrian and bicycle friendly route.

Eleven Eleven Central’s interior amenities include a nearly 4,000-square foot clubroom with a bar, billiards tables, card tables, large screen televisions, and a catering kitchen adjacent to an outdoor grill and fire pit. Six community guest suites will be provided for overnight visitors. Resident storage areas and bike storage areas will be included. Eleven Eleven Central is designed for enjoying a convenient, maintenance-free, walkable/bikeable downtown lifestyle and a comprehensive array of amenities typically reserved for residents of master planned communities.  With Fifth Avenue South just five blocks away, Eleven Eleven Central residents will enjoy immediate access to downtown Naples’ attractions, as well as the beach that is just three-quarters of a mile from the community via the sidewalks and bike lanes on Central Avenue.  A community beach shuttle is planned.   The community’s location also provides ready access to Baker Park and the Gordon River Pedestrian Bridge and Boardwalk on the east side of Goodlette-Frank Road that connects Central Avenue and downtown Naples to the Gordon River Greenway along a pedestrian and bicycle friendly route.

The courtyard amenity deck is the centerpiece of Eleven Eleven Central’s full complement of resort-style amenities.  The amenity deck will feature a 3,500 square feet pool with a beach entry and two 90-foot lap lanes, chaise lounges and poolside tables, two spas, outdoor showers, poolside cabanas, numerous grills, a cabana bar and grilling area with large screen televisions, multiple fire pits with large built-in seating areas, a hammock lawn, a life-sized outdoor chess set, a yoga stretching area, and two bocce ball courts.  The outdoor amenities will be expanded during Phase II to include a spectacular 20,400-square foot Courtyard Park that will provide residents with a lushly landscaped private retreat complete with park benches, a putting green, a yoga lawn, and fenced dog runs for large and small dogs.

Inside, Eleven Eleven Central will invite residents to enjoy a nearly 4,000-square foot clubroom with a bar, billiards tables, card tables, large screen televisions, and a catering kitchen adjacent to an outdoor grill and fire pit.  A fitness center also measuring nearly 4,000-square feet will include a stretching and functional movement area, state-of-the-art exercise equipment, massage rooms, and rest rooms.  Six community guest suites will be provided for visiting friends and family members.  Resident storage areas and bike storage areas will be included.  A dedicated arcade/game room will be located on the second floor of the community’s 5,108 square feet street level commercial space.

A 5,108 square-foot of street level commercial space at Eleven Eleven Central will be integrated with the Design District in the 10th Street corridor between 5th Avenue South and 4th Avenue North.  The emergence of the Design District that includes new eateries, bakeries, galleries, and specialty shops has coincided with the completion of the first two phases at Ronto’s Naples Square at the corner of 5th Avenue South and with the development of Eleven Eleven Central.  Whether enjoying a cup of coffee or a bite to eat within the commercial areas at Eleven Eleven Central, stepping across the street to The Bowl for a healthy Acai or Pitaya bowl or smoothie, taking a short walk around the corner to the Timeless eatery or the adjoining La Colmar Bakery & Bistro, or savoring an authentic New York bagel at Brooklyn Dough With A Hole at nearby Trinity Plaza, residents at Eleven Eleven Central will relish a plethora of new and previously established neighborhood gathering places.  Other close by establishments include the Riptide Brewing Company, The Wine Store, Café Nutrients, European Bakery and Café, Siam Thai and Sushi, and many others. The Eleven Eleven Central on-site sales center at 1101 Central Avenue in downtown Naples is open daily.
