Strong Phase III Reservation Activity Continues at Eleven Eleven Central

The Ronto Group reported that strong Phase III reservation activity is continuing at Eleven Eleven Central, a new walkable/bikeable, access-controlled community being built by Ronto on Central Avenue between 10th Street and Goodlette-Frank Road in downtown Naples.

The Ronto Group reported that strong Phase III reservation activity is continuing at Eleven Eleven Central, a walkable/bikeable, access-controlled community being built by Ronto on Central Avenue between 10th Street and Goodlette-Frank Road in downtown Naples.  The strong activity speaks to Eleven Eleven Central’s status as the hottest community in downtown Naples.  Since announcing Phase III reservations are available on April 17th, Ronto has processed reservations for residences worth nearly $40 million.  Just six of the courtyard amenity deck level residences remain unreserved.

Phase III offers a final opportunity to enjoy an amenity rich resort lifestyle while residing within easy walking distance from all of downtown Naples’ popular dining, entertainment, and shopping attractions.  Eleven two and three-bedroom plus den open concept floor plans ranging from 1,705 to 2,733 square feet are included in Ronto’s Phase III offering that will feature 72 fully completed residences.  Pricing starts at just under $1 million.  The plans include spacious great rooms that open to covered balconies with outdoor kitchens that will feature gas grills, as well as conversation and dining areas.  Inside, gourmet island kitchens will include gas cooktops, Thermador stainless steel appliance packages, and 42-inch upper cabinetry.  Ventilated wood shelving will be featured in all of the closets.  Each residence will come with two assigned parking spaces, one of which will include 40-amp power service for car charging with the manufacturer’s adaptor.  Ronto will announce the Phase III standard features and finishes in the coming weeks.

Construction of Eleven Eleven Central’s sold out Phase II building is underway and progressing as planned.  Residents of the completed Phase I building are already enjoying a comprehensive array of resort style amenities that are typically reserved for gated communities far removed from the downtown district.  A spectacular 60,000 square foot courtyard amenity deck is the centerpiece of Eleven Eleven Central’s robust amenity offering.  The amenity deck features  a 3,200 square foot resort-style pool with a beach entry and two 90-foot lap lanes, chaise lounges and poolside tables, two spas, outdoor showers, poolside cabanas, grills, a cabana bar and grilling area with large screen televisions, three fire pits with built-in seating areas, a hammock lawn, a life-sized outdoor chess set, a yoga stretching area, a putting green, and two bocce ball courts.  With a landscape design created by Architectural Land Design landscape architect Christian Andrea, ASLA, PLA, the amenity courtyard showcases an internal park-like setting that is unprecedented in Southwest Florida.

The outdoor amenities are being expanded during Phase II to include a 20,400-square foot lushly landscaped Courtyard Park set ten-feet below the amenity pool deck at actual ground level.  The park, accessed by a grand staircase leading from the courtyard amenity deck, will include benches, a putting green, a yoga lawn, and fenced dog runs for large and small dogs.  The Courtyard Park’s sunken orientation will provide residents with tree-top views rarely found in urban downtown settings.

“The pool and deck area are unique to any other project we’ve worked on,” said Andrea.  “We wanted to incorporate as much of the outdoors in that interior courtyard as possible.  There’s a balance between the water and green spaces and the social areas we’ve created, including the cabanas and the firepit areas.  I feel like the Phase II sunken Courtyard Park area is going to be a place where people can go to get away and not feel constrained.  By placing the park at ground level, one level below the pool deck, it offered a lot more vertical space to the interior courtyard.  It adds dimension and volume so you can appreciate the park from different elevations.”

Eleven Eleven Central also invites residents to enjoy an approximately 3,000-square foot clubroom that provides an ideal setting for socializing while taking full advantage of the outdoor amenity deck and pool.  The clubroom includes a bar, billiards tables, card tables, large screen televisions, and a catering kitchen adjacent to an outdoor grill and fire pit.  For residents committed to a healthy lifestyle, a fitness center measuring approximately 2,500-square feet includes a stretching and functional movement area, a comprehensive array of state-of-the-art exercise equipment, massage rooms, and rest rooms.  Unlike many residential settings that have limited accommodations for visitors, Eleven Eleven Central provides six community guest suites that can be reserved for visiting friends and family members.  Resident storage areas and bike storage areas are also included.  The property is managed by a professional staff.  Common area maintenance is provided.

One of the many highlights of Eleven Eleven Central’s amenity offering is a unique, dedicated arcade/game room and theatre room that are located on the second floor of the community’s commercial building on Central Avenue.  The arcade not only appeals to children and grandchildren, but also serves as a spacious, fun location for adult gatherings, including viewing televised sports or special events, watching movies, Super Bowl parties, playing pool, foosball, air hockey, or ping pong, or enjoying a beverage at the room’s large bar.  Other attractions include old-style stand-up arcade games, gaming chairs, card tables, and X-Box and Play Station devices.  The space can accommodate gatherings of up to 40 people and features an interior design by Renee Gaddis, NCIDQ, ASID, GREEN AP, President and Principal Designer at Renee Gaddis Interiors.  Men’s and lady’s rest rooms are included.

In addition to its resort style on-property amenities, Eleven Eleven Central is literally within easy walking or biking distance from Fifth Avenue South, Third Street, and the burgeoning Design District in the 10th Street corridor between 5th Avenue South and 4th Avenue North.  The Design District features new eateries, bakeries, galleries, and specialty shops.  Eleven Eleven Central also provides exclusive seasonal beach shuttle service, as well as evening shuttle service to 5th Avenue South and Third Street in season.  A 5,108 square-foot street level commercial space at Eleven Eleven Central provides additional choices for residents and those living and working nearby and will be integrated with the Design District.  The community’s location also offers ready access to Baker Park and the Gordon River Pedestrian Bridge and Boardwalk on the east side of Goodlette-Frank Road to connect Central Avenue and downtown Naples to the Gordon River Greenway along a pedestrian and bicycle friendly route.

The Ronto Group announced it is accepting reservations for residences in its Phase III building at Eleven Eleven Central on Central Avenue between 10th Street and Goodlette-Frank Road in downtown Naples. Within 48 hours of making the announcement, the award-winning developer had processed 22 reservations.

The Ronto Group announced that it is accepting reservations for residences in its Phase III building at Eleven Eleven Central, a new walkable/bikeable, access-controlled community being built by Ronto on Central Avenue between 10th Street and Goodlette-Frank Road in downtown Naples.  Within 48 hours of making the announcement, the award-winning developer had processed 22 reservations, a number that further solidifies Eleven Eleven Central’s stature as the hottest community in downtown Naples.  Phase III offers a final opportunity to enjoy an amenity rich resort lifestyle while residing within easy walking distance from all of downtown Naples’ popular dining, entertainment, and shopping attractions, including Fifth Avenue South, Third Street, and the burgeoning Design District in the 10th Street corridor between 5th Avenue South and 4th Avenue North.

Nine two and three-bedroom plus den open concept floor plans ranging from 1,705 to 2,733 square feet are included in Ronto’s Phase III offering that will feature 72 fully completed residences.  Pricing starts at just over $1 million.  The plans feature spacious great rooms that open to covered balconies with outdoor kitchens and conversation and dining areas, island kitchens with gas cooktops, Thermador stainless steel appliance packages, and 42-inch upper cabinetry, and ventilated wood shelving in all of the closets.  Each residence will come with two assigned parking spaces, one of which will include 40-amp power service for car charging with the manufacturer’s adaptor.  Ronto will announce the Phase III standard features and finishes in the coming weeks.

Construction of Eleven Eleven Central’s Phase II building is underway and progressing as planned.

One of the many highlights of Eleven Eleven Central’s amenity offering is a unique, dedicated arcade/game room and theatre room that is located on the second floor of the community’s commercial building on Central Avenue.

Eleven Eleven Central’s completed amenities include a 60,000 square foot courtyard amenity deck features a 3,200 square foot resort-style pool with a beach entry and 90-foot lap lanes

“Honor Yoga Old Naples (and Honor Yoga North Naples) is a locally owned small business,” said Kelley.  “We are community oriented.  Our members appreciate our diverse clientele where everyone is welcome and treated like family.  I love Old Naples because of the proximity to the beach, and the restaurants and shopping.  Eleven Eleven Central is a perfect location.  What could be better than a yoga studio within walking distance from Eleven Eleven Central, Mangrove Bay, Baker Park, the Naples Dog Park, Naples Square, Bayfront, 5th Avenue South, and 3rd Street South?  We are thrilled to add to the community’s existing amenities.”

Honor Yoga’s provides welcoming, beginner-friendly and accessible yoga studios where healthier and happier communities can be built around the practice of yoga.  Focused on five pillars – physical, emotional, spiritual, intellectual and social health – Honor Yoga offers a variety of classes to fit each individual’s diverse lifestyle and schedule.  From Gentle, Restore, Roots, Strong & Calm, Slow Flow, Flow, YogaHIIT, Aerial, YogaBarre and Meditation, each class is designed to fulfill the five pillars of yogic practice to relax the mind, restore balance, and build strength and flexibility.  Honor Yoga also offers online streaming yoga classes.  Kelley is a Registered Dietician and will also offer nutrition services.

“As a Registered Dietitian with a Master’s Degree in Nutrition and Exercise Science, I have been in the wellness field for over two decades,” said Kelley.  “However, I started consistently taking yoga classes about six years ago.  I had the misconception that yoga required you to be bendy, twisty, and flexible.  I was so wrong!  If you can breathe, you can do yoga!  I immediately recognized the benefits of yoga, including reduction of low back pain and stress, increased quality of sleep, improved mood, and more.  There is also a social aspect to yoga.  We bring people together. The feeling you get from taking a yoga class at Honor Yoga is almost hard to describe.  There is a feeling of acceptance and belonging and calmness and peace.  It is wonderful!  We will have two practice rooms.  One room will be used predominately for Aerial Yoga and YogaBarre classes.  The other practice room will be used for all other classes, including Flow and YogaHIIT as wells as beginner, intermediate, and advanced yoga classes and workshops.  Many of our classes are accessible to beginners.  Cubbies will be available for shoes and personal belongings.  The reception area will have a refreshment station and a great selection of retail, including essential oils, clothing, local vendor offerings, yoga mats, and yoga props.”

Popular monthly memberships will be available at Honor Yoga Old Naples.  Other options are designed to accommodate each student’s needs, including class packages, drop in’s, and private sessions.
