There’s a balance between the water and green spaces and the social areas we’ve created. We tried to combine all those elements to create a unique experience. We always love developing a social aspect for the site. MHK Architecture and Planning designed a large internal area that allowed us to create that interaction. When people walk in and see what’s back there, they’ll be pleasantly surprised. We’ve utilized a Florida-friendly palette that introduces a combination of canopy trees and tropical palms to provide shade to the amenity space and soften the surrounding structure. Specimen Date palms placed around the deck will reinforce the symmetry of the space. It will be a place where people want to hang out. The residences will be able to interact with a landscaped environment. The sheer size of the deck and everything that’s going to be on it is pretty impressive.”

Homebuyers will no longer need to choose between living in fully amenitized gated communities far removed from downtown or living in a less amenity rich environment downtown.

Scheduled for completion in Phase I, Eleven Eleven Central’s approximately 60,000 square feet courtyard amenity deck will feature a 3,500 square feet resort style pool with a beach entry and two 90-foot lap lanes, chaise lounges and poolside tables, two spas, outdoor showers, poolside cabanas, numerous grills, a cabana bar and grilling area with large screen televisions, multiple fire pits with large built-in seating areas, a hammock lawn, a life-sized outdoor chess set, a yoga stretching area, and bocce ball courts. The outdoor amenities will be expanded during Phase II to include a 20,400 square-foot Courtyard Park that will provide residents with a lushly landscaped private retreat complete with park benches, a putting green, yoga lawn, and fenced dog runs for large and small dogs.

Residents will also enjoy a nearly 4,000-square foot clubroom that will provide an ideal setting for socializing. The clubroom will include a bar, billiards tables, card tables, large screen televisions, and a catering kitchen adjacent to an outdoor grill and fire pit. Four Courtyard Level Residences Remaining At Ronto’s Eleven Eleven Central Community

Eleven Eleven Central’s two remaining courtyard amenity level Duval residences are each base-priced at $1,055,000. The open-concept Duval floor plan is the largest of the Phase I plans.

The Ronto Group announced that four Phase I courtyard amenity level residences remain available at Eleven Eleven Central, a new walkable/bikeable, access-controlled community being built by Ronto on Central Avenue between 10th Street and Goodlette-Frank Road in downtown Naples. Phase I construction is now underway. Ronto’s Phase I offering features five two-bedroom, two-bedroom plus den, and three-bedroom open-concept floor plans ranging from 1,407 to 2,297 square feet of total living space, including covered outdoor balconies. Two of the floor plans, the 1,407 square foot Atlantic and the 1,736 square foot Avalon, are sold out. Ronto is continuing to accept Phase I purchase agreements. Pricing on the unsold residences starts at $725,000.

The remaining courtyard amenity level residences showcase Eleven Eleven Central’s Belair, Collins, and Duval floor plans. A Belair, two Collins, and one Duval residence located elsewhere in the building will be featured as furnished models that will be available for viewing after completion of construction through a developer leaseback.

The courtyard amenity level Belair 214 residence is priced at $870,000 and features an open-air extended balcony measuring 687 square feet that is featured in addition to the 181 square-foot covered balcony included in the Belair floor plan. With 1,561 square feet under air, the Belair plan includes a great room that opens to the covered balcony, a dining area, an island kitchen, two bedrooms, two full-baths, a den, and a separate laundry room.

Baer’s Furniture and Interior Design’s Janet Graham, ASID has created a warm transitional contemporary interior for the previously sold residence 303 furnished Belair model. The model will feature a neighborhood view. Graham’s neutral color palette will present light grey backgrounds, white trim, and black accents. The flooring will be 8 by 20-inch linear porcelain tile with a beige and grey strie.

The one remaining courtyard amenity level Collins 206 residence also features an open-air extended balcony and is priced at $965,000. The 657 square-foot extended balcony and a 193 square-foot covered balcony combine to provide a total of 850 square feet of balcony space. The two-bedroom plus den, two-and-a-half bath Collins plan includes 1,757 square feet under air. The living area opens to the covered balcony and includes a great room, dining area, and island kitchen. The owner’s suite features walk-in closets, a bath with his and her’s vanities, and a bedroom with a sitting area. The plan also includes a separate laundry room.

The residence 312 Collins model designed by Robb & Stucky’s Christine Neal overlooks Eleven Eleven Central’s resort- style courtyard amenity deck. Neal’s inspiration for the model is a merging of contemporary and modern elements that create a fresh, soothing vibe incorporating a calm color scheme. The wall tone in the living areas will be Shoji White with extra white trim and taupe and cool gray accents. Stone elements will bring a note of texture to the neutral palette. Flooring in the living areas will be strands-glazed porcelain white tile in a 12 by 24-inch format.

A second Collins model designed by Jinx McDonald Interior Designs’ Minka McDonald, ASID, LEED AP, GREEN AP, Beth Walker-Fenton, ASID, and Design Assistant Courtney Chase will convey an urban resort feeling. The look will be chic, glamorous, and exceptionally comfortable. The design’s neutral color palette will feature layers of texture and include Extra White wall tones, creams, pewters, champagnes, and platinum with steel blue accents. Flooring will be 30 x 30-inch creamy rectified porcelain tile.

Two courtyard amenity level Duval residences are each base-priced at $1,055,000. The openconcept Duval plan is the largest of the Phase I plans. The three-bedroom, three-and-a-half bath plan features a total of 2,297 square feet of living space with 2,045 square feet under air. Each of the guest bedrooms include private baths and one of the guest bedrooms opens to the covered balcony. A gallery hallway and two walk-in closets are included in the owner’s suite. The living area features a great room, dining area, and an island kitchen wrapped by perimeter cabinetry and counter surfaces. The great room and dining area open to the L-shaped covered balcony. A separate laundry room is also included.

Renee Gaddis, NCIDQ, ASID, GREEN AP, President and Principal Designer at Renee Gaddis Interiors has designed the interior of the furnished 402 Duval model. Gaddis has created a shabbychic interior that will provide a comfortable living space. The color palette features neutral griege backgrounds with flashes of grey in the living areas and touches of blue in the master suite. Sandytoned wood flooring, the kitchen island’s light reclaimed wood base, darker cabinetry on the kitchen’s perimeter, and wood furniture pieces will provide notes of contrast.
