Naples The Ronto Group announced that introductory pricing for Phase I residences at Eleven Eleven Central will be ending soon. Eleven Eleven Central is a new walkable/bikeable community to be built by the award-winning developer on Central Avenue between 10th Street and Goodlette-Frank Road in downtown Naples. The 62 residences included in the Phase I offering will feature five light-filled two-bedroom, two-bedroom plus den, and three-bedroom open-concept floor plans ranging from 1,407 to 2,297 square feet of total living space, including covered outdoor balconies. Pre-construction base pricing starts in the mid-$500’s. Ronto is in the process of converting reservations worth more than $25 million to binding sales contracts. Permitting for Phase I construction is in the final stage. Construction will take approximately 14 months.
Eleven Eleven Central’s Phase I building will offer a nearly 3,500-square foot clubroom with a bar, billiards tables, card tables, large screen televisions, and a catering kitchen adjacent to an outdoor grill and fire pit. A fitness center also measuring nearly 3,500-square feet will include a stretching and functional movement area, state-of-the-art exercise equipment, massage rooms, and rest rooms. Six community guest suites will be provided for visiting friends and family members. Resident storage areas and bike storage areas will be included.
The Phase I building will showcase elegant common areas designed by Renee Gaddis, NCIDQ, ASID, GREEN AP, President and Principal Designer of Renee Gaddis Interiors in Naples. As planned, Gaddis’ design will include a visually appealing entry sequence. The first-floor elevator lobby off the building’s garage level will have commercial grade, light rift-cut oak flooring and coordinating wood columns. The elevator casing and jamb will be clad in coral stone, and the ceiling will have a tongue and groove detail in the trays. The accent walls will have a rope detail offering a nod to Naples’ coastal location. The resident mailboxes will be conveniently located in the first-floor elevator lobby, as well as a natural root table and woven pendant lighting. Hallways throughout the building will include lightly stained wood columns and a mix of solid and textured carpeting.
The second-floor lobby will be situated off the clubroom and fitness center and provide direct access to the approximately 60,000 square foot courtyard amenity deck is scheduled for completion in Phase I. The amenity deck will feature a 3,200 square feet resort-style pool with a beach entry and two 90-foot lap lanes, chaise lounges and poolside tables, two spas, outdoor showers, poolside cabanas, grills, a cabana bar and grilling area with large screen televisions, fire pits with built-in seating areas, a hammock lawn, a life-sized outdoor chess set, a yoga stretching area, and two bocce ball courts.
Gaddis is taking a playful approach to the design of the nearly 3,500-square foot clubroom that will include a bar, billiards tables, card tables, large screen televisions, and a catering kitchen adjacent to an outdoor grill and fire pit. As planned, the design will have a Hamptons beach style edge. Her color palette will include greys and whites with natural accents, including nickel groove tongue and groove and tabby shell wall accents. Grey and white striped flooring will create a bit of unexpected fun while conveying a slightly nautical feeling. The ceiling’s open truss design will be painted white. Various natural woven basket lighting fixtures will create a soft glow throughout the room. Multiple seating areas will accommodate a variety of activities simultaneously. Card tables that can be pushed together for dinner parties are included in the design. A more intimate conversation area will be located in a lounge space nestled near a long linear fireplace that will contribute to the room’s pleasing ambiance. In the bar area, barstools will face the back bar that will feature a white painted brick wall that serve as a backdrop for two large televisions. A kitchen situated off the bar will accommodate caterers and private parties. Additional barstools will face the pool and provide a pleasant view. Black, grey, and white mixed patterned cement tiles will accent the clubroom’s his and her restrooms.
As planned, Gaddis will outfit the Phase I building’s nearly 3.500 square-foot fitness center with wood vinyl flooring in a light rift-oak color. White Norstone stacked-stone accent walls will provide a note of texture. Mirrored walls will be placed to accommodate the fitness equipment layout. An open organic wall will be used to create a separate space for private fitness classes or workout sessions. Two massage rooms and his and her restrooms off the fitness room will have a white and grey color palette intended to provide a natural, organic feeling. The restrooms will also feature white Norstone stacked-stone accent walls. The fitness center will overlook the courtyard amenity deck’s pool and offer pleasing views during workout sessions.
In addition to the massive courtyard amenity deck that will be completed in Phase I, Eleven Eleven Central’s outdoor amenities will be expanded during Phase II to include a 20,400-square foot lushly landscaped Courtyard Park set ten-feet below the amenity pool deck at actual ground level. The park, accessed by a grand staircase, will include benches, a putting green, a yoga lawn and fenced dog runs for large and small dogs. The Courtyard Park’s sunken orientation will provide residents with tree-top views rarely found in urban downtown settings.
With Fifth Avenue South just five blocks away, Eleven Eleven Central residents will enjoy immediate access to all of downtown Naples’ shopping, dining, and entertainment attractions, as well as the beach that is just three-quarters of a mile from the community via the sidewalks and bike lanes on Central Avenue. A community beach shuttle is planned. Eleven Eleven Central’s location also provides ready access to Baker Park and the Gordon River Pedestrian Bridge and Boardwalk being developed by the City of Naples on the east side of Goodlette-Frank Road to connect Central Avenue and downtown Naples to the Gordon River Greenway along a pedestrian and bicycle friendly route.
The Eleven Eleven Central Phase I floor plans include an outdoor balcony with views of the amenity courtyard or the surrounding neighborhood. Each residence will feature luxurious standard finishes or optional finishes that will allow residents to finish their homes to suit their individual preferences. Standard finishes in the open-concept living areas include 10-foot ceilings, smooth walls with finish paint and 8-inch clean-lined baseboards, polished chrome lever style door hardware, porcelain tile flooring, 8-foot two-panel solid core interior doors, 8-foot sliding glass doors and exterior doors, and Whirlpool front load electric washers and dryers. Standard features in the open kitchen designs showcase large working islands, stainless steel undermount sinks, granite or quartz countertops with a four-inch backsplash, North American Cabinets, and a Whirlpool stainless steel appliance package, including a slide in range with a convection oven and a French door counter depth refrigerator. Standard features in the owner’s bath include under-mount sinks, a 60 by 32-inch tub, framed glass shower doors, 36-inch height vanities, comfort height elongated toilets, and chrome fixtures.
The Ronto Group is also developing Naples Square in downtown Naples; the Seaglass high-rise tower at Bonita Bay; the Omega high-rise tower that will be the final high-rise built at Bonita Bay; the TwinEagles gated golf course community in North Naples; and Orange Blossom Naples, a community located at 1948 Oil Well Road in North Naples.
