The Ronto Group announced that Phase II construction at Eleven Eleven Central is now underway. Eleven Eleven Central is a walkable/bikeable, access-controlled community being built by the award-winning developer on Central Avenue between 10th Street and Goodlette-Frank Road in downtown Naples. Phase II sales contracts worth more than $50 million have been processed, including agreements worth $19 million in January. The Phase II building is more than 50% sold. Phase II includes seven floor plans ranging from 1,409 square feet to 2,505 square feet under air and priced from $775,000 to $1,595,000. The open concept plans include spacious living areas featuring a great room, dining area, and island kitchen, as well as a covered balcony, walk-in closets, and a separate laundry room. The plans also include two or three bedrooms and two and a half or three and a half baths. Several plans feature separate vanities, walk-in showers, a soaking tub, and separate water closets in the owner’s bathroom. The majority of the plans include a den. Residences on the courtyard level will feature extended terraces ranging from 286 to 770 square feet.
Phase II residents will enjoy Eleven Eleven Central’s resort-style amenities completed during Phase I. A 60,000 square foot courtyard amenity deck features a 3,200 square foot pool with a beach entry and 90-foot lap lanes, chaise lounges and poolside tables, two spas, outdoor showers, poolside cabanas, grills, a cabana bar and grilling area, fire pits with built-in seating, a hammock lawn, a life-sized outdoor chess set, a yoga area, a putting green, and bocce ball courts. Eleven Eleven Central provides exclusive seasonal beach shuttle service and evening shuttle service to 5th Avenue South and Third Street in season.
Ronto will expand its outdoor amenities to include a 20,400-square foot Courtyard Park set ten-feet below the amenity pool deck at actual ground level. The Courtyard Park, accessed by a grand staircase leading from the courtyard amenity deck, will include benches, a putting green, a yoga lawn and fenced dog runs for large and small dogs.
Inside, an approximately 3,000-square foot clubroom provides a setting for socializing. A fitness center measuring approximately 2,500-square feet includes a stretching and functional movement area, an array of state-of-the-art exercise equipment, massage rooms, and rest rooms. A dedicated arcade/game room and theatre room located on the second floor of the community’s commercial building on Central Avenue is an additional amenity highlight.
Ronto has selected the interior designers for three Phase II models. The three Phase II models will include three previously sold residences that will remain open for viewing through a developer leaseback. At the request of the owner, Renee Gaddis, NCIDQ, ASID, GREEN AP, President and Principal Designer at Renee Gaddis Interiors is creating the interior for a residence featuring the Phase II Bayshore floor plan. The 1,692 square feet under air Bayshore plan features a great room, dining area, island kitchen, and a den that create an expansive living area. The Bayshore plan also includes two bedrooms and two and a half baths. Gaddis is also designing the interiors for the Phase II building’s common areas, including the main lobby, the elevator lobbies, and the hallways on the residential floors.
Jinx McDonald Interior Designs is designing the interior for the Phase II neighborhood facing Delnor I model. With 2,507 square feet under air, the Delnor I plan is the largest of the Phase II floor plans. The three bedroom, three and a half bath Delnor I plan includes a den, an L-shaped balcony accessible from the living area and from the owner’s bedroom, walk-in closets in all three of the bedrooms, and a soaking tub in the owner’s bathroom.
The third Phase II model will showcase the Coquina I floor plan. The interior is being designed by Robb & Stucky. The Coquina I plan offers 2,067 square feet under air and feature two bedrooms, a den, and two and a half baths. The great room and owner’s bedroom in each of the plans open to the covered balcony. Soaking tubs and dual vanities are featured in the owner’s bathrooms.
The Phase II three bedroom, three and a half bath Fifth Avenue plan offers 2,110 square feet under air. The plan features a balcony accessible from the great room, dining area, and owner’s bedroom. Priced from $1,105,000, the neighborhood facing Fifth Avenue plan also includes walk-in closets and a soaking tub in the owner’s bathroom. With three bedrooms, a den, and three and a half baths, the 2,505 square feet under air Phase II Haldeman plan features a huge living area. Walk-in closets are included in the owner’s bedroom, and a soaking tub and separate water closets are featured in the owner’s bath. One remaining courtyard facing Haldeman residence is priced at $1,495,000.
The Phase II Coquina plan offers 2,063 square feet under air and features two bedrooms, a den, and two and a half baths. The great room and owner’s bedroom in each of the plans open to the covered balcony. Soaking tubs and dual vanities are featured in the owner’s bathrooms. Amenity courtyard facing Coquina residences start at $1,295,000.
Ronto’s two bedroom, two and a half bath Phase II Aqualane plan offers 1,409 square feet under air, including a spacious living area that opens to a covered balcony. Neighborhood facing Aqualane residences are base priced at $775,000. Amenity courtyard facing Aqualane residences are priced from $1,035,000.
