After writing purchase agreements worth $16 million in January, Phase II sales contracts totaling more than $40 million have been processed at The Ronto Group’s Eleven Eleven Central community in downtown Naples. The Phase II building is now more than 50% sold. Eleven Eleven Central is a new walkable/bikeable, access-controlled community being built by Ronto on Central Avenue between 10th Street and Goodlette-Frank Road. Phase II construction will begin during first quarter of this year. Seven floor plans ranging from 1,409 square feet to 2,505 square feet under air and pre-construction priced from $775,000 to $1,595,000 are available. The open concept plans include living areas featuring a great room, dining area, and island kitchen, as well as a covered balcony, walk-in closets, and a separate laundry room. The plans also include two or three bedrooms and two and a half or three and a half baths. The majority of the plans feature a den. Residences on the courtyard level will include extended terraces ranging from 286 to 770 square feet.
Residents of Eleven Eleven Central’s sold-out Phase I building are relishing the community’s proximity to the Design District and 5th Avenue South, as well as an array of resort style amenities that are typically reserved for residents of gated communities removed from the downtown district. Phase II residents will enjoy the amenities completed during Phase I. A 60,000 square foot courtyard amenity deck features a 3,200 square foot resort-style pool with a beach entry and 90-foot lap lanes, chaise lounges and poolside tables, two spas, outdoor showers, poolside cabanas, grills, a cabana bar and grilling area with large screen televisions, three fire pits with built-in seating, a hammock lawn, a life-sized outdoor chess set, a yoga stretching area, a putting green, and bocce ball courts. An approximately 3,000-square foot clubroom provides an ideal setting for socializing. A fitness center measuring approximately 2,500-square feet will include an array of state-of-the-art exercise equipment, massage rooms, and rest rooms. An arcade/game room and theatre room is located on the second floor of the community’s commercial building on Central Avenue. Ronto will expand its outdoor amenities during Phase II to include a 20,400-square foot Courtyard Park set ten-feet below the amenity pool deck at ground level. The Courtyard Park, accessed by a staircase leading from the courtyard amenity deck, will include benches, a yoga lawn and fenced dog runs.
With Fifth Avenue South five blocks away, Eleven Eleven Central residents have immediate access to downtown Naples’ shopping, dining, and entertainment destinations. A 5,108 square-foot commercial space at Eleven Eleven Central provides additional choices for residents and those living and working nearby and will be integrated with the Design District in the 10th Street corridor between 5th Avenue South and 4th Avenue North. The Design District features eateries, bakeries, galleries, and specialty shops. Naples’ beach is three-quarters of a mile from the community via the sidewalks and bike lanes on Central Avenue. Eleven Eleven Central offers exclusive seasonal beach shuttle service and evening shuttle service to 5th Avenue South and Third Street in season. Eleven Eleven Central’s location provides ready access to Baker Park and the Gordon River Pedestrian Bridge and Boardwalk on the east side of Goodlette-Frank Road to connect Central Avenue and downtown Naples to the Gordon River Greenway.
