Naples After record setting sales activity this fall, The Ronto Group reported it has processed Phase I sales contracts worth $35 million at Eleven Eleven Central, a new walkable/bikeable, access-controlled community being built by the award-winning developer on Central Avenue between 10th Street and Goodlette-Frank Road in downtown Naples. Construction of the Phase I building remains on schedule for completion in first quarter 2020. Ronto’s Phase I offering features five two-bedroom, two-bedroom plus den, and three-bedroom open-concept floor plans ranging from 1,407 to 2,297 square feet of total living space, including covered outdoor balconies. Two of the floor plans, the 1,407 square foot Atlantic and the 1,736 square foot Avalon, are sold out. A choice selection of residences remains available, including two furnished models that are available for purchase with a leaseback. Pricing on the unsold residences starts in the $800’s.
Two Phase I furnished models featuring Ronto’s Collins and Duval floor plans remain available for purchase with a developer leaseback. The leasebacks are valued from $43,650 to $55,350 per year. Two additional models showcasing the Belair and Collins floor plans have sold. All four of the Phase I models will remain open for viewing upon completion of construction.
Jinx McDonald Interior Designs’ Minka McDonald, ASID, LEED AP, GREEN AP, Beth Walker-Fenton, ASID, and Design Assistant Courtney Chase have created the interior for the neighborhood-facing 305 Collins model that is priced at $970,000, including model finishes and furnishings valued at $114,205. The two-bedroom plus den, two-and-a-half bath plan includes 1,947 total square feet with 1,757 square feet under air. The spacious living area opens to a covered balcony and includes a great room, dining area, and island kitchen. The owner’s suite features two walk-in closets, a bath with his and her’s vanities, and a bedroom with a sitting area.
The Jinx McDonald design team has created an interior with an urban resort feeling for the 305 Collins model. The look will be chic, glamorous, and comfortable. The design’s soothing neutral color palette will feature layers of texture and include Extra White wall tones, creams, pewters, champagnes, and platinum with steel blue accents. Flooring in the living areas and on the balcony will be 30 by 30-inch creamy rectified porcelain tile.
Renee Gaddis, NCIDQ, ASID, GREEN AP, President and Principal Designer at Renee Gaddis Interiors created the interior for the 402 Duval model that will face Eleven Eleven Central’s amenity courtyard. The open-concept Duval floor plan is the largest of the Phase I plans. The three-bedroom, three-and-a-half bath plan features 2,297 square feet of living space with 2,045 square feet under air. Each of the guest bedrooms include private baths and one of the guest bedrooms opens to the covered balcony. A gallery hallway and two walk-in closets are included in the owner’s suite. The living area features a great room, dining area, and an island kitchen wrapped by perimeter cabinetry and counter surfaces. The great room and dining area open to the L-shaped covered balcony. A separate laundry room is also included. The Duval model is priced at $1,230,000, including finishes and furnishings valued at $143,150.
Gaddis has created a shabby-chic interior for the Duval model that will appeal to people of all ages. The color palette features neutral tone-on-tone griege backgrounds with flashes of grey in the living areas and touches of blue in the owner’s suite. Light, sandy-toned wood flooring, the kitchen island’s light reclaimed wood base, darker cabinetry on the kitchen’s perimeter, and wood furniture pieces will provide notes of contrast. Gaddis’ hallmark architectural details and ceiling treatments will be evident throughout the model.
Unfurnished residences featuring the Collins, Duval, and Belair floor plans are also available. Just three Belair residences, including a penthouse priced at $890,000, remain available for purchase. With a total of 1,741 square feet of living space and 1,561 square feet under air, the Belair floor plan features a large great room that opens to a covered balcony, a comfortable dining area, and an island kitchen.
