The Ronto Group has started construction of a permanent sales center at Eleven Eleven Central, a new walkable/bikeable, access-controlled community to be built on Central Avenue between 10th Street and Goodlette-Frank Road in downtown Naples. The sales center is being built by Naples-based BCBE Construction and will feature an interior by Renee Gaddis, NCIDQ, ASID, GREEN AP, President and Principal Designer at Renee Gaddis Interiors in Naples. Construction is expected to be completed in eight months. The sales center will feature a showroom with a full kitchen and a full bath that will be available for viewing and will display finishes that will be included in the Eleven Eleven Central residences. The space will ultimately be incorporated in the 5,108 square feet of street level commercial space that Ronto has included in Phase I of the three-phase Eleven Eleven Central development.
The 62-unit Phase I offering features five light-filled two-bedroom, two-bedroom plus den, and three-bedroom open-concept floor plans ranging from 1,407 to 2,297 square feet of total living space, including covered outdoor balconies. With the smaller square footage units already under contract, pre-construction pricing now starts at $690,000. Ronto is converting Phase I reservations worth more than $27 million to contracts and has reported an exceptionally strong conversion rate. Four furnished models that will showcase Ronto’s Phase I Belair, Collins, and Duval floor plans have been sold and will remain open for viewing after completion of construction through a leaseback. Permitting for Phase I construction is in process. Construction will take approximately 14 months.
Eleven Eleven Central’s commercial space will be fully integrated with the burgeoning Design District that has emerged in the 10th Street corridor between 5th Avenue South and 4th Avenue North. The emergence of the Design District that includes new eateries, bakeries, galleries, interior design studios, and specialty shops has coincided with the completion of the first two phases at Ronto’s Naples Square community at the corner of 5th Avenue South and Goodlette-Frank Road and with Ronto’s announcement of the Eleven Eleven Central project earlier this year. Eleven Eleven Central’s commercial component will provide additional choices for residents of the community and for those living and working in the surrounding area.
Like Naples Square, Eleven Eleven Central will put downtown Naples’ attractions at its residents’ doorstep and bring a sense of cohesion to the downtown district. Whether enjoying a cup of coffee or a bite to eat within the commercial areas at Eleven Eleven Central, stepping across the street to The Bowl for a healthy Acai or Pitaya bowl or smoothie, taking a short walk around the corner to the Timeless eatery for a signature Eleven Eleven Central cocktail or visiting the adjoining La Colmar Bakery & Bistro, or savoring an authentic New York bagel at Brooklyn Dough With A Hole at nearby Trinity Plaza, residents at Eleven Eleven Central will relish new and previously established neighborhood gathering places. Other close by establishments include the Riptide Brewing Company, The Wine Store, Café Nutrients, European Bakery and Café, Siam Thai and Sushi, and many others.
Eleven Eleven Central is also situated just five blocks from the shopping, dining, and entertainment attractions on Fifth Avenue South. Naples’ world-renowned beach is just three-quarters of a mile from the community via the sidewalks and bike lanes on Central Avenue or a short ride on the planned community beach shuttle. Eleven Eleven Central’s location also provides ready access to Baker Park and the Gordon River Pedestrian Bridge and Boardwalk on the east side of Goodlette-Frank Road to connect Central Avenue and downtown Naples to the Gordon River Greenway along a pedestrian and bicycle friendly route.
Eleven Eleven Central will serve as a master planned oasis in the heart of downtown Naples and feature amenities that no other downtown community can duplicate. Inside, Eleven Eleven Central will offer a nearly 3,500-square foot clubroom with a bar, billiards tables, card tables, large screen televisions, and a catering kitchen adjacent to an outdoor grill and fire pit. A fitness center also measuring nearly 3,500-square feet will include a stretching and functional movement area, state-of-the-art exercise equipment, massage rooms, and rest rooms. Resident storage areas and bike storage areas will also be included. Six furnished community guest suites, four measuring 422 square feet and the remaining two 403 square feet, will be provided for visiting friends and family members.
Outside, the project’s approximately 60,000 square foot courtyard amenity deck is scheduled for completion in Phase I. The amenity deck will feature a 3,200 square feet resort-style pool with a beach entry and two 90-foot lap lanes, chaise lounges and poolside tables, two spas, outdoor showers, poolside cabanas, grills, a cabana bar and grilling area with large screen televisions, fire pits with built-in seating areas, a hammock lawn, a life-sized outdoor chess set, a yoga stretching area, and two bocce ball courts. The outdoor amenities will be expanded during Phase II to include a 20,400-square foot landscaped Courtyard Park set ten-feet below the amenity deck at actual ground level. The park, accessed by a grand staircase, will include benches, a putting green, a yoga lawn and fenced dog runs. The Courtyard Park’s sunken orientation will provide residents with tree-top views rarely found in urban settings.
Two downtown Naples sales centers represent Eleven Eleven Central and Naples Square. One is located at 100 Goodlette-Frank Road South, the other in unit 101 of the Naples Square Phase I building at 1030 3rd Avenue South. Both sales centers are open daily.
