The Ronto Group has processed Phase II sales worth more than $44 million since January 1 at Eleven Eleven Central, a new walkable/bikeable, access-controlled community being built by Ronto on Central Avenue between 10th Street and Goodlette-Frank Road in downtown Naples. The first quarter sales performance reflects Eleven Eleven Central’s stature as Naples’ hottest new community. The total Phase II sales volume is approaching $70 million and the building is more than 85% sold. Just 10 Phase II residences remain available for purchase. Ronto has initiated a waiting list for residences in the highly anticipated Phase III building, the final phase of the Eleven Eleven Central development. More than 50 interested homebuyers are currently on the list.
The remaining Phase II residences feature Ronto’s neighborhood facing Fifth Avenue, Aqualane, Coquina, and Bayshore floor plans. The open concept plans include living areas featuring a great room, dining area, and island kitchen, as well as a covered balcony, walk-in closets, and a separate laundry room. The plans also include two or three bedrooms and two and a half or three and a half baths. Several plans feature separate vanities, walk-in showers, a soaking tub, and separate water closets in the owner’s bathroom.
Three Fifth Avenue residences remain and are priced at $1,255,000, $1,275,000, and a fifth-floor residence at $1,375,000. The three bedroom, three and a half bath Fifth Avenue plan offers 2,110 square feet under air. The plan features a balcony that is accessible from the great room, dining area, and owner’s bedroom. The floor plan also includes walk-in closets in the bedrooms, and a soaking tub in the owner’s bathroom.
Pricing for three remaining Aqualane residences ranges from $845,000 to $895,000. The two bedroom, two and a half bath Phase II Aqualane plan offers 1,409 square feet under air, including a spacious living area that opens to a covered balcony.
Two Coquina residences are priced at $1,180,000 and $1,195,000. The Phase II Coquina floor plan offers 2,063 square feet under air and features two bedrooms, a den, and two and a half baths. The great room and owner’s bedroom open to a covered balcony. Soaking tubs and dual vanities are featured in the owner’s bathrooms.
Two Bayshore residences are also available and priced at $915,000 and $1,035,000. The 1,692 square feet under air Bayshore plan features a great room, dining area, island kitchen, and a den that create an expansive living area. The Bayshore plan also includes two bedrooms and two and a half baths.
Ronto is including a Bosch appliance package in the Phase II kitchens. The package features a 36-inch built-in French door refrigerator, an oven/microwave combination, a five-burner electric cooktop, a range hood, and a concealed control dishwasher. The bathrooms will feature Grohe fixtures, as well as Kohler toilets and sinks and a freestanding Jacuzzi soaking tub. Several of the plans include separate vanities, walk-in showers, and separate water closets in the owner’s bathroom.
Ronto will expand its outdoor amenities during Phase II to include a 20,400-square foot landscaped Courtyard Park set ten-feet below the amenity pool deck at ground level. The Courtyard Park, accessed by a grand staircase leading from the 60,000 square foot courtyard amenity deck completed in Phase I, will include benches, a putting green, a yoga lawn and fenced dog runs. The Courtyard Park’s sunken orientation will provide residents with tree-top views rarely found in downtown settings.
Phase II residents will also enjoy Eleven Eleven Central’s resort style amenities completed during Phase I. A 60,000 square foot courtyard amenity deck features a 3,200 square foot resort-style pool with a beach entry and 90-foot lap lanes, chaise lounges and poolside tables, two spas, outdoor showers, poolside cabanas, grills, a cabana bar and grilling area with large screen televisions, three fire pits with built-in seating, a hammock lawn, a life-sized outdoor chess set, a yoga stretching area, a putting green, and two bocce ball courts. Eleven Eleven Central also provides exclusive seasonal beach shuttle service and evening shuttle service to 5th Avenue South and Third Street in season.
With a landscape design created by Architectural Land Design landscape architect Christian Andrea, ASLA, PLA, the amenity courtyard showcases an internal park-like setting that is unprecedented in Southwest Florida.
“The pool and deck area are unique to any other project we’ve worked on,” said Andrea. “We wanted to incorporate as much of the outdoors in that interior courtyard as possible. There’s a balance between the water and green spaces and the social areas we’ve created. The Phase II sunken Courtyard Park is going to be a place where people can go to get away and not feel constrained. By placing the park at ground level, one level below the pool deck, it offered more vertical space to the interior courtyard. It adds dimension and volume so you can appreciate the park from different elevations.”
Inside, an approximately 3,000-square foot clubroom provides an ideal setting for socializing. A fitness center measuring approximately 2,500-square feet includes a comprehensive array of state-of-the-art exercise equipment, massage rooms, and rest rooms. An arcade/game room and theatre room located on the second floor of the community’s commercial building on Central Avenue is an additional amenity highlight.
