The Ronto Group reported that strong Phase III reservation activity is continuing at Eleven Eleven Central, a walkable/bikeable, access-controlled community being built by Ronto on Central Avenue between 10th Street and Goodlette-Frank Road in downtown Naples. The strong activity speaks to Eleven Eleven Central’s status as the hottest community in downtown Naples. Since announcing Phase III reservations are available on April 17th, Ronto has processed reservations for residences worth nearly $40 million. Just six of the courtyard amenity deck level residences remain unreserved.
Phase III offers a final opportunity to enjoy an amenity rich resort lifestyle while residing within easy walking distance from all of downtown Naples’ popular dining, entertainment, and shopping attractions. Eleven two and three-bedroom plus den open concept floor plans ranging from 1,705 to 2,733 square feet are included in Ronto’s Phase III offering that will feature 72 fully completed residences. Pricing starts at just under $1 million. The plans include spacious great rooms that open to covered balconies with outdoor kitchens that will feature gas grills, as well as conversation and dining areas. Inside, gourmet island kitchens will include gas cooktops, Thermador stainless steel appliance packages, and 42-inch upper cabinetry. Ventilated wood shelving will be featured in all of the closets. Each residence will come with two assigned parking spaces, one of which will include 40-amp power service for car charging with the manufacturer’s adaptor. Ronto will announce the Phase III standard features and finishes in the coming weeks.
Construction of Eleven Eleven Central’s sold out Phase II building is underway and progressing as planned. Residents of the completed Phase I building are already enjoying a comprehensive array of resort style amenities that are typically reserved for gated communities far removed from the downtown district. A spectacular 60,000 square foot courtyard amenity deck is the centerpiece of Eleven Eleven Central’s robust amenity offering. The amenity deck features a 3,200 square foot resort-style pool with a beach entry and two 90-foot lap lanes, chaise lounges and poolside tables, two spas, outdoor showers, poolside cabanas, grills, a cabana bar and grilling area with large screen televisions, three fire pits with built-in seating areas, a hammock lawn, a life-sized outdoor chess set, a yoga stretching area, a putting green, and two bocce ball courts. With a landscape design created by Architectural Land Design landscape architect Christian Andrea, ASLA, PLA, the amenity courtyard showcases an internal park-like setting that is unprecedented in Southwest Florida.
The outdoor amenities are being expanded during Phase II to include a 20,400-square foot lushly landscaped Courtyard Park set ten-feet below the amenity pool deck at actual ground level. The park, accessed by a grand staircase leading from the courtyard amenity deck, will include benches, a putting green, a yoga lawn, and fenced dog runs for large and small dogs. The Courtyard Park’s sunken orientation will provide residents with tree-top views rarely found in urban downtown settings.
“The pool and deck area are unique to any other project we’ve worked on,” said Andrea. “We wanted to incorporate as much of the outdoors in that interior courtyard as possible. There’s a balance between the water and green spaces and the social areas we’ve created, including the cabanas and the firepit areas. I feel like the Phase II sunken Courtyard Park area is going to be a place where people can go to get away and not feel constrained. By placing the park at ground level, one level below the pool deck, it offered a lot more vertical space to the interior courtyard. It adds dimension and volume so you can appreciate the park from different elevations.”
Eleven Eleven Central also invites residents to enjoy an approximately 3,000-square foot clubroom that provides an ideal setting for socializing while taking full advantage of the outdoor amenity deck and pool. The clubroom includes a bar, billiards tables, card tables, large screen televisions, and a catering kitchen adjacent to an outdoor grill and fire pit. For residents committed to a healthy lifestyle, a fitness center measuring approximately 2,500-square feet includes a stretching and functional movement area, a comprehensive array of state-of-the-art exercise equipment, massage rooms, and rest rooms. Unlike many residential settings that have limited accommodations for visitors, Eleven Eleven Central provides six community guest suites that can be reserved for visiting friends and family members. Resident storage areas and bike storage areas are also included. The property is managed by a professional staff. Common area maintenance is provided.
One of the many highlights of Eleven Eleven Central’s amenity offering is a unique, dedicated arcade/game room and theatre room that are located on the second floor of the community’s commercial building on Central Avenue. The arcade not only appeals to children and grandchildren, but also serves as a spacious, fun location for adult gatherings, including viewing televised sports or special events, watching movies, Super Bowl parties, playing pool, foosball, air hockey, or ping pong, or enjoying a beverage at the room’s large bar. Other attractions include old-style stand-up arcade games, gaming chairs, card tables, and X-Box and Play Station devices. The space can accommodate gatherings of up to 40 people and features an interior design by Renee Gaddis, NCIDQ, ASID, GREEN AP, President and Principal Designer at Renee Gaddis Interiors. Men’s and lady’s rest rooms are included.
In addition to its resort style on-property amenities, Eleven Eleven Central is literally within easy walking or biking distance from Fifth Avenue South, Third Street, and the burgeoning Design District in the 10th Street corridor between 5th Avenue South and 4th Avenue North. The Design District features new eateries, bakeries, galleries, and specialty shops. Eleven Eleven Central also provides exclusive seasonal beach shuttle service, as well as evening shuttle service to 5th Avenue South and Third Street in season. A 5,108 square-foot street level commercial space at Eleven Eleven Central provides additional choices for residents and those living and working nearby and will be integrated with the Design District. The community’s location also offers ready access to Baker Park and the Gordon River Pedestrian Bridge and Boardwalk on the east side of Goodlette-Frank Road to connect Central Avenue and downtown Naples to the Gordon River Greenway along a pedestrian and bicycle friendly route.
