The Ronto Group announced three Phase I furnished models are available for purchase with a leaseback at Eleven Eleven Central, a new walkable/bikeable, access-controlled community being built on Central Avenue between 10th Street and Goodlette-Frank Road in downtown Naples. Two of the available models feature Ronto’s Collins floor plan. The third showcases the Duval plan. A fourth model, a Belair residence, has sold. Phase I construction is now underway. Ronto’s Phase I offering features five twobedroom, two-bedroom plus den, and three-bedroom openconcept floor plans ranging from 1,407 to 2,297 square feet of total living space, including covered outdoor balconies. Two of the plans, the 1,407 square foot Atlantic and the 1,736 square foot Avalon, are sold out. Pricing on the unsold residences starts at $725,000.
Jinx McDonald Interior Designs’ Minka McDonald, ASID, LEED AP, GREEN AP, Beth Walker-Fenton, ASID, and Design Assistant Courtney Chase have created the interior for the neighborhood-facing 305 Collins model. Priced at $934,205 furnished, the two-bedroom plus den, two-and-a-half bath plan includes 1,947 square feet with 1,757 square feet under air. The living area opens to a covered balcony and includes a great room, dining area, and island kitchen. The owner’s suite features two walk-in closets, a bath with his and her’s vanities, and a bedroom with a sitting area. The interior will convey an urban resort feeling. The look will be chic, glamorous, and comfortable. The design’s neutral color palette will feature layers of texture and include Extra White wall tones, creams, pewters, champagnes, and platinum with steel blue accents. Flooring in the living areas and on the balcony will be 30 by 30-inch creamy rectified porcelain tile.
Robb & Stucky’s Christine Neal designed the interior for the 312 Collins model that is priced at $1,009,205 with furnishings. The 312 model will face Eleven Eleven Central’s spectacular courtyard amenity deck. Neal’s inspiration for the Collins model merges contemporary and modern elements that will create a fresh vibe incorporating a calm color scheme reminiscent of Naples’ sandy beaches and spa-like seas. The wall tone in the living areas will be Shoji White with extra white trim and taupe and cool gray accents. Stone elements will bring a note of texture. Flooring in the living areas will be strands-glazed porcelain white tile in a 12 by 24-inch format.
Renee Gaddis, NCIDQ, ASID, GREEN AP, President and Principal Designer at Renee Gaddis Interiors created the interior for the 402 Duval model that will also face the amenity courtyard. The open-concept Duval plan is the largest of the Phase I plans. The three-bedroom, three-and-a-half bath plan features 2,297 square feet of living space with 2,045 square feet under air. The guest bedrooms include private baths and one of them opens to the covered balcony. A gallery hallway and two walk-in closets are included in the owner’s suite. The living area features a great room, dining area, and an island kitchen wrapped by perimeter cabinetry and counter surfaces. The great room and dining area open to the L-shaped covered balcony. A separate laundry room is also included. The Duval model is priced at $1,198,150, including furnishings.
Gaddis has created a shabby-chic interior for the Duval model. The model’s color palette features neutral tone-ontone griege backgrounds with flashes of grey in the living areas and touches of blue in the owner’s suite. Light, sandytoned wood flooring, the kitchen island’s light reclaimed wood base, darker cabinetry on the kitchen’s perimeter, and wood furniture pieces will provide notes of contrast. Gaddis’ hallmark architectural details and ceiling treatments will be evident throughout the model.
With its full complement of resort-style amenities and coveted location, Eleven Eleven Central will serve as an access-controlled master planned oasis in the heart of Naples and completely transform how people live in the downtown district. Homebuyers will no longer need to choose between living in fully amenitized gated communities far removed from downtown or living in a less amenity rich environment downtown.
Scheduled for completion in Phase I, Eleven Eleven Central’s approximately 60,000 square feet courtyard amenity deck will feature a 3,500 square feet resort style pool with a beach entry and two 90-foot lap lanes, chaise lounges and poolside tables, two spas, outdoor showers, poolside cabanas, numerous grills, a cabana bar and grilling area with large screen televisions, multiple fire pits with large built-in seating areas, a hammock lawn, a life-sized outdoor chess set, a yoga stretching area, and bocce ball courts. The outdoor amenities will be expanded during Phase II to include a 20,400 square-foot Courtyard Park that will provide residents with a lushly landscaped private retreat complete with park benches, a putting green, yoga lawn, and fenced dog runs for large and small dogs.
Residents will also enjoy a nearly 4,000-square foot clubroom that will provide an ideal setting for socializing. The clubroom will include a bar, billiards tables, card tables, large screen televisions, and a catering kitchen adjacent to an outdoor grill and fire pit. A fitness center also measuring nearly 4,000-square feet will include a stretching and functional movement area, exercise equipment, massage rooms, and rest rooms. Additionally, a dedicated arcade/game room will be located on the second floor of the community’s commercial building on Central Avenue. Unlike many residential settings, Eleven Eleven Central will provide six community guest suites that can be reserved for visitors. Resident storage areas and bike storage areas will also be included.
